When arranging property finance the developer will need to put in their own equity into the scheme. If there is a shortfall Equity investment can be sourced to top up the borrower’s equity to meet the needs of the lender. The investment is often invested into a project in return for part ownership of that project, and would be repaid by either offering shares in the Company or a ‘profit share’ with priority returns to the investor on the funds invested, or a combination of both. This allows the Developer to unlock development finance for the project.
It is likely that the Equity funder will only lend to experienced developers with an attractive scheme. It is not available for inexperienced developers.
